Wind Mitigation Credits: How to Actually Lower Your SC Premium

Coastal insurance premiums have gone one direction in recent years, and it isn’t down. For South Carolina homeowners near the water, wind and hurricane exposure is the single biggest factor driving those costs. But here’s the good news that a lot of homeowners never hear: you can often lower your premium by proving your home is built or upgraded to resist wind damage. These reductions are commonly called wind mitigation credits, and leaving them unclaimed is like leaving money on the table every single year.

What Are Wind Mitigation Credits?

Insurers price your policy based on risk. A home that’s more likely to survive a hurricane with minimal damage represents less risk to the insurer — so many carriers reward those homes with premium discounts. Wind mitigation credits are those discounts. They recognize specific construction and retrofit features that help a home stand up to high winds and keep the “envelope” of the house intact.

The key idea is that these aren’t vague “well-maintained home” discounts. They’re tied to specific, verifiable features — and that verification usually comes from a professional inspection.

The Features That Typically Earn Credits

While the exact credits vary by insurance carrier, these are the features most commonly rewarded:

  • Roof covering and age. A newer roof built to modern building-code standards generally earns better treatment than an older one.

  • Roof deck attachment. Roofs nailed with the right nails at the right spacing hold up far better than older, under-nailed decks.

  • Roof-to-wall connections. Hurricane clips or straps that tie the roof structure down to the walls help prevent the roof from lifting off in high wind.

  • Sealed roof deck. A secondary water barrier under the shingles helps keep water out even if the shingles are torn away.

  • Opening protection. Impact-rated windows, doors, and hurricane shutters that protect the home from wind-borne debris.

The FORTIFIED Connection

Many of these features overlap with the IBHS FORTIFIED standard — a nationally recognized designation for homes built or retrofitted to resist severe weather. In South Carolina, a number of insurers offer meaningful discounts for a FORTIFIED-designated roof. Even better, programs like the SC Safe Home Grant can help cover the cost of the very upgrades that earn these credits, meaning you can improve your home largely with grant money and then save on premiums for years afterward.

How to Claim Your Credits

To receive wind mitigation credits, you typically need a wind mitigation inspection performed by a qualified inspector. The inspector documents your home’s wind-resistant features on a standardized form, and that form is submitted to your insurer. If your home already has some of these features — maybe you replaced your roof a few years ago, or a previous owner installed hurricane shutters — you may be leaving credits unclaimed simply because no one ever documented them.
